It is a legal requirement that all landlords must have any rental property with a supply of Gas to have a landlords gas safety certificate issued on an annual basis. If you do not you could be held liable for any illnesses or injuries sustained due to a faulty gas appliance.

What do we do as part of a Landlords Gas Safety?

Every Gas Safety Inspection starts with a gas leak test. This ensures there are no leaks present throughout the gas installations. As part of this we check the condition of the gas meter and suitable earth bonding is in place. We then carry out a safety check on each appliance in turn. Checking for any signs of damage that could effect the safe running of the appliance. Flueing is very important whether it be on a gas fire or boiler we check condition and operation. We test the appliances products of combustion to make sure they are burning within manufacturers tolerances. We test all appliances are uses the correct amount of gas for safe use.

Keep up the maintenance

We would highly recommend all landlords have the gas appliances in their rental properties serviced at time of safety inspection. We recommend this because a well serviced appliance will be more reliable over a long period of time and run more efficiently.
